I have reviewed this application and consider it to be over-development of absurd proportions. It is quite plainly over-sized and with totally inadequate parking provision. We already find non-residents' cars (assumed to be from No 111) as semi-permanent fixtures in Gateways which simply crowds the space; removes play amenities for resident children and clutters the entire environment. If this new proposal was to be permitted, then plainly this issue would be exacerbated. I would suggest far less flats and far more on-site parking !

Dear Sir/Madam



I would like to express my objection to the redevelopment of 111 Epsom Road into 8 x 2 bed units for several reasons.



- As owner of a flat alongsode the boundary I note that the property will not maintain the building line of 115 Epsom Road.

- The building also seems very close to the boundary of 115 Epsom Road as shown shown in the site plan and should not be allowed to be this close.

- There are insufficient parking bays for 2 bed units nor adequate visitors spaces.

- Parking also seems too close to the boundary with 115 Epsom road.

- The number of properties for the size of land is excessive.

This planning application has been brought to my attention and I wish to object to it for the following reasons.



The proposed build consisting of 8 two bedroom flats is clearly too large for this plot of land and will have a detrimental affect on the privacy of the houses on Guildcroft which in some cases will also be able to see directly into the 8 flats!!



It is also obvious that 8 flats would require a minimum of 18 parking spaces if not 20, the plan only provides 9 spaces. There is no ?on road? parking available anywhere nearby as this is a very busy main road in and of Guildford, therefore it simply can not be allowed with only half the number of required parking spaces.



Looking at the planning history of the site. On two occasions, planning permission for a large house replacing the existing bungalow has been granted yet this new house has never been built. Why?



Greed appears to have got in the way of common sense and good neighbourliness here.



I ask that GBC refuse this application and tell the applicant to refer back to the previously accepted plans and to stop wasting council tax payers money on all these endless applications and appeals.
